Harbors at Haverstraw Market Update: April 2009

Hey there everybody!!!

I’m back and better than ever as things are really starting to move fast in the real estate world!  That is good news especially because this is the busy season and both buyers and sellers are motivated and ready to move forward with their lives. 

As for the market here at The Harbors at Haverstraw things are looking pretty good.  There are only 6 new homes you can buy from GDC, all of them are townhomes and 3 of those are models which include over $100,000 in upgrades plus all of the furnishings inside!!!  Can you say “great deal”? 

 However, there are 23 re-sale units here at the Harbors and these have not been doing so well.  Some of the townhomes have come down over $200,000 in price!  Now, you might be asking, “Why is Adam telling us that the value of some of the units at The Harbors is going down?  Isn’t he trying to sell me a unit there?”  Well, my answer to that is first and foremost, I tell the truth!  Not to say Realtors lie…but some recreate the truth more lavishly than others, to put it politely.  Secondly, and most importantly, I believe that once the downtown is a happening place, and it will be, the value of Haverstraw in the mind of Rocklanders will sky-rocket but, that takes time, something that the 23 re-sales, for whatever reason they are selling, do not have.  Third, 90% of the re-sales do not have Hudson River views (my 1 bedroom listing in the Bayside does $349,000!) and the original owner/investor put bare minimum in upgrades and expected to rip the next guy off, circa 2004…And the fourth reason I think the re-sales have not done well is that buyers want to experience building and designing their unit from scratch at the GDC sales center.  This was my favorite part of purchasing here and I hear this always from other home owners.

As always, if you want to see ANY of these units, even the ones offerred through GDC let me show you them and represent you, I know what you should be paying for these units, its my specialty!
